Three packages. One house.

The structure and the layout stay identical across all three. What changes is the specification — steel grade, concrete grade, tiles, doors, fittings and finish. We give you a firm rate per square foot only after we have seen the plot, because the same house genuinely costs differently on a narrow plot than on a wide one, and we would rather be accurate than quick. Send us your plot details and we will come back to you within the week.

A 1,000 sq.ft ground floor home in Trichy usually works out between ₹26 lakh and ₹36 lakh, including GST, depending on which package you choose. Sump, septic tank, compound wall, approvals and EB connection are quoted on top of that. We would rather you know the range now than after three meetings.

It is the setbacks that decide this, not the plot area, and the answer surprises most people. Put your dimensions in and you will see the footprint you can actually build on and roughly what it costs. Every figure here is indicative — we measure the plot and confirm all of it in writing before you pay us anything.

03 / PROCESS

Six stages. Six payments.

You pay only for work you can see finished. At every stage we send photographs and written intimation first, so you always know where your money has gone before the next payment is due.

01Site visit We come to the plot, measure it, check the road width, and explain what the rules allow you to build. No cost, and no obligation.
02Layout and soil test We work through the layout with you until it feels right, then test the soil so the foundation is designed on facts rather than assumption.
03Fixed quotation Built-up area confirmed on the approved drawing. You receive the full specification schedule and the final cost.
04Agreement Specification, payment stages, timeline and exclusions all agreed and signed, so nothing important is left to memory or goodwill.
05Construction Six milestone payments, each released after the stage is complete and intimated to you in writing.
06Handover Cleaned and ready for you, with warranty cards and the as-built drawing handed over. We stay reachable afterwards through the defect liability period.

Almost every unhappy moment on a building site starts with something the family assumed was included. We would much rather you know now than find out later, so here is the honest list. You will see the same one in your quotation, and we are always happy to talk through anything on it.

A family should be able to enjoy watching their home go up. Our job is to take the worry off them.

Illall Home is a partnership firm on Kamraj Road in Tiruchirappalli, building individual houses across the city and the areas around it. We work on a fixed rate per square foot against a written specification that names every brand and every allowance, so the cost cannot quietly drift once work has started. If something does need to change, we come and explain it to you before it happens, not after.

I started Illall Home because I kept meeting families who had been given a number, started building, and then watched the cost climb month after month. Nobody had lied to them exactly. It was simply that nothing had been written down.

So we write it down. Every brand, every allowance, every exclusion, before you pay us anything. If we get something wrong, we say so and we fix it. That is the whole idea, and it is the only promise I would want made to my own family.

Questions people ask us.

These come up in almost every first meeting, and they are all fair questions. Please ask us anything else.

What does the rate per square foot actually cover?

The built-up area, measured to the outer face of the external walls. Covered car parking and the covered sit-out are measured at 100 per cent, because they sit under the same slab, on the same columns, with the same flooring. Open terrace is measured at 50 per cent. Setbacks and the compound wall are not measured at all.

Can the price change after we sign?

The rate is firm for twelve months from the date of agreement. The contract value can change only if the built-up area changes on the approved drawing, if you ask for a material upgrade beyond the package, or if the soil report calls for a different foundation. Each of those needs a written variation order that you approve first.

How much can I build on my plot?

Less than most people expect, and it is the setbacks that decide it rather than the plot area. For a single-storey house on a plot nine metres wide or less, the rules allow a one metre side setback on one side, and the rear setback is optional. Add a first floor and both rise to 1.5 metres, which can cost around 150 square feet on the ground floor. It is worth deciding about the first floor early, and we will help you think it through.

How should I compare two quotations?

Try not to compare only the headline rate, because it is the easiest number to make look low. Ask each builder the same four questions: what ceiling height the rate assumes, what tile and sanitary allowance is included, how the built-up area is measured, and what is not included. Once you have those four answers in writing from everyone, the comparison becomes fair — and you are far less likely to be surprised later.

Will you help with the home loan paperwork?

Yes. Banks usually ask for the approved plan, a detailed estimate, the construction agreement, and stage completion certificates with photographs as the loan is released. We prepare all of those and hand them to you when you need them. We do not arrange the loan itself, but we have not yet had a bank ask us for something we could not provide.

I am still looking for a plot. Can you help?

Please call us before you buy, not after. Five things are worth checking: the road width, because it decides your front setback; the plot width, because below nine metres the side setback rules change; whether the ground is filled or natural, because that decides your foundation; the approach for a cement lorry and a concrete pump; and clear title with an encumbrance certificate. We are happy to look at a plot with you even if you are not ready to build for a year.

Do you handle the plan approval?

We prepare the drawings and coordinate the submission. Approval fees and deposits are paid by you at actuals, and we charge a service fee on top of those.

How long does a house take?

Eight to ten months for a ground floor house of this size, from the date of commencement. That excludes delays caused by approvals, changes to the drawing after work has started, payment delays, and monsoon beyond the normal.
